Vetta by UnleashAI Consulting
For licensed real-estate agents in Ontario

Read every rental application properly, not just the first two.

Forward the application email. Vetta reads the pay stubs, the credit file, the ID and the offer, checks the arithmetic against the documents, and returns a ranked report where every claim cites the page it came from.

Currently in private pilot with a small number of Ontario brokerages.

How it works

No new inbox to check and no portal for your applicants to fight with. Vetta works from the email you already receive.

STEP 1

Forward the application

Each listing gets its own forwarding address. Send the applicant's email, attachments and all, exactly as it arrived.

STEP 2

Vetta reads the package

Every document is transcribed and then checked by code: the income arithmetic, the statutory deductions, the identity encoding, the document metadata.

STEP 3

You get a cited report

A ranked summary of the applicants, with the evidence behind each finding and a separate, shareable copy you can send to your landlord client.

What it checks

Most of the work is arithmetic and cross-referencing rather than judgement, so most of it is done by code that produces the same answer every time.

Every claim cites its source. A finding that cannot point at a document and a page does not appear in the report. Where the package genuinely cannot settle something, Vetta says so and leaves it for you rather than guessing.

The decision stays yours

Vetta is a reading and verification tool. It does not approve or decline anyone, it is not a consumer reporting agency, and it does not replace the reference calls, the employer verification or the judgement that the tenancy decision actually rests on.

Screening is assessed strictly on the documents provided — income, credit conduct, rental history and the completeness of the package. Vetta does not consider, and its reports do not reference, any ground protected under the Ontario Human Rights Code.

Privacy and data handling

Vetta processes documents that belong to rental applicants, so how they are handled is part of the product rather than an afterthought.

Where your data is stored

Documents and reports are stored and retained in Canada, in Amazon Web Services' ca-central-1 region, encrypted at rest with a customer-managed key.

Where analysis happens

AI analysis runs on Amazon Bedrock in United States regions. Document contents are transmitted there for analysis, are not retained by the model provider, and are never used to train models.

Retention

Application documents are deleted automatically on a retention schedule set per listing. Deletion is enforced by the platform rather than by a manual clean-up.

Access

Each brokerage's data is isolated from every other. Reports shared with a landlord use an expiring link that can be revoked, and that copy withholds dates of birth and any claim the system could not independently verify.

Vetta is operated in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA). Applicants may request access to, correction of, or deletion of their personal information held by Vetta by writing to the contact address below, and we will respond within the timelines the Act requires.

Email we send

Vetta sends transactional email only, to the agent who holds the account: a notification when a report is ready, and account and security messages such as sign-in verification. We do not send marketing email, we do not email an agent's applicants or landlord clients on their behalf, and we do not sell or share contact details. Every message identifies the sender and bounces and complaints are honoured automatically.

Questions

Do my applicants have to sign up for anything?
No. They send you their documents the way they already do. Vetta works from your forwarded email.
What if a document is unreadable?
It is reported as unread rather than scored. A file Vetta could not process is shown as incomplete, never as a poor applicant.
Does it decide who gets the unit?
No. It produces a ranked, cited summary. The decision, and the reference calls behind it, remain yours.
Is this a credit check?
No. Vetta reads the credit report the applicant supplies. It does not pull credit and it is not a consumer reporting agency.
