Most of the work is arithmetic and cross-referencing rather than judgement, so most of it is done by code that produces the same answer every time.
Every claim cites its source. A finding that cannot point at a document and a page does not appear in the report. Where the package genuinely cannot settle something, Vetta says so and leaves it for you rather than guessing.
Vetta is a reading and verification tool. It does not approve or decline anyone, it is not a consumer reporting agency, and it does not replace the reference calls, the employer verification or the judgement that the tenancy decision actually rests on.
Screening is assessed strictly on the documents provided — income, credit conduct, rental history and the completeness of the package. Vetta does not consider, and its reports do not reference, any ground protected under the Ontario Human Rights Code.
Vetta processes documents that belong to rental applicants, so how they are handled is part of the product rather than an afterthought.
Documents and reports are stored and retained in Canada, in Amazon Web Services' ca-central-1 region, encrypted at rest with a customer-managed key.
AI analysis runs on Amazon Bedrock in United States regions. Document contents are transmitted there for analysis, are not retained by the model provider, and are never used to train models.
Application documents are deleted automatically on a retention schedule set per listing. Deletion is enforced by the platform rather than by a manual clean-up.
Each brokerage's data is isolated from every other. Reports shared with a landlord use an expiring link that can be revoked, and that copy withholds dates of birth and any claim the system could not independently verify.
Vetta is operated in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA). Applicants may request access to, correction of, or deletion of their personal information held by Vetta by writing to the contact address below, and we will respond within the timelines the Act requires.
Vetta sends transactional email only, to the agent who holds the account: a notification when a report is ready, and account and security messages such as sign-in verification. We do not send marketing email, we do not email an agent's applicants or landlord clients on their behalf, and we do not sell or share contact details. Every message identifies the sender and bounces and complaints are honoured automatically.
